We take the time to understand your objectives as a landlord, and we will help you identify clear goals for your property before moving forward. We assess your property’s rental potential, and discuss strategies for getting the best tenant into your property. A realistic rental evaluation is essential to ensure your property is let promptly, resulting in a better financial return on your investment for the longer term.


We go through a thorough tenant screening process which aims to obtain the best possible tenant for your property. We check current and previous tenancy and employment history, we do a full reference check, as well as checking the National Tenancies Database for any issues. We then contact you to discuss the application(s), and provide you with our recommendation in order for you to make the final choice of who the tenant will be.


We prepare all the required documentation, ensuring that it complies with all the appropriate acts and regulations. It is also our responsibility to ensure that the tenant understands their obligations and we take the time to ensure they do and clearly explain to the tenants at the time of signing the importance of the document.


We think communication is key to a good relationship with both our landlords and our tenants. At 36 West Real Estate, all calls and emails will be returned within one business day ensuring that your enquiry is attended to in a timely manner. You won’t have to deal with multiple property managers that don’t know about you or your property. When you sign up with 36 West Real Estate, you are assigned a dedicated property manager. That person will be your main point of contact and will understand your specific needs and requirements.


You will get access to our online portal, where you can check the current financial status of all your properties managed by us as well as check out the financial activity graph for your investment. You will have access to all historical statements and copies of attached bills as well as all general scanned documents attached to your property folio. You will also have access to photos and details for the property and tenancy, and activity summaries for maintenance jobs and inspections.


Any maintenance requests from tenants will be dealt with the same day or as soon as practically possible. This is to ensure the tenant is not kept waiting as well as ensuring the best possibly outcome for the repair. Our management contract with you will list what pre-authorised maintenance and repairs can be done without contacting you, however we will contact owners for authorisation before work can be carried out for large repairs.


We inspect your property every 6 months to make sure your tenant is looking after the property. During inspections we record maintenance and property enhancement recommendations and take photos, which will be supplied to you in an informative report on the condition of your property.


Approximately 2 months prior to the expiration of your tenant’s lease, we’ll discuss rental trends and advise about rent increase in order to maximise your income. We’ll start the lease renewal process early to reduce vacancy risks. If your tenant is keen to stay, that will still give us time for appropriate notice time of any rental increase.


A detailed report of the condition of your property, including photos, is completed by our property managers both at the commencement and termination of the tenancy. Copies of the Condition Report are signed and exchanged with the tenant and kept with the property file. At the conclusion of the tenancy a thorough inspection is undertaken and any issues identified and resolved with the tenant. This ensures that the property is maintained and left in good condition for the next tenant.
